The clean room next to the high-calibre showroom, the test area, which is cushioned for vibrations, wall to wall with a modern, open-plan office – the future of commercial property is in multifunctional buildings.
The focus of the German economy is shifting increasingly from industrial production to the provision of key functions such as research and development, culminating in the manufacturing of specific products and prototypes. For this reason, more and more companies are looking for space, well-adapted for a flexible combination of development, manufacturing, product presentation and company admin under one roof. “This results in changing requirements of company sites and requires a range of innovative concepts from property companies, which we offer with the OfficeLab,” says Mareike Lechner, Managing Director of immobilien-experten-ag.
It was with good reason that immexa chose Adlershof to implement its OfficeLab concept for the first time: the intelligent concept, which offers more than just lab or officespace, is tailored to perfection for the high-tech hub. The first prototype of an OfficeLab is already completed: Phoenix Contact Cyber Security AG, a manufacturer of network security devices, has moved into its new headquarters on Richard-Willstätter-Straße.
immexa is developing a much larger project on the site of the “Am Oktogon – Campus for Industry and Technology” on Rudower Chaussee. 60,000 square metres of new rental space for offices, labs, manufacturing, maintenance and storage will be constructed surrounding a revamped complex with distinctive saw-tooth roof. The foundation stone for the OfficeLab H1 was laid here in early May 2016. The new building on James-Franck-Straße, which covers around 3,700 square metres, innovatively unites office and highly specialised manufacturing and service spaces and was already 75 percent rented before construction even commenced. “The high level of demand from very different tenants bears out our approach of combining office space with individual, specialist spaces in the same complex,” says Mareike Lechner.
immexa was founded by Rolf Lechner in 2000 as a specialist company for project development and asset management after he had sold all the shares in his property project development company, founded in Berlin in 1971, to a listed European property corporation.
