Adlershof's new quarter “Wohnen am Campus”
It has long been known even beyond the borders of Berlin: in Adlershof, the city of science, an urban residential district worth seeing and living in will be created within the next few years, becoming the home for over 2,500 residents. Within the framework of the project "Wohnen am Campus", more than 1,000 flats as well as 380 student accommodation units will be built on a 14 hectare area north of Rudower Chaussee between Groß-Berliner Damm and Karl-Ziegler-Straße.
Two municipal housing associations – degewo and Stadt und Land – have already become active in Adlershof's new quarter. Further project partners are Studentendorf Schlachtensee eG, Wohnungsgenossenschaft Altglienicke eG, Charlottenburger Baugenossenschaft eG, and Wohnungsbau-Genossenschaft Treptow Nord eG, with project developers, private investors and building associations rounding off the mix. The development process of this exceptionally attractive location has intensified as many housing projects have entered the execution phase. Meeting a large variety of needs, an appealing ensemble of all kinds of different living spaces is in the making. The neighborhood is characterised by restricted speed zones, play streets a village green as well as pedestrian and bike ways.
From a very early stage, planners have made allowances for individual preferences and needs, providing for modern apartments, generous townhouses, intriguing timber structures, stylish duplex apartments and increasingly popular multigenerational homes. As a matter of course, all buildings have been designed according to ecological principles. Intelligent living in a leafy environment, short distances to work or lecture halls, excellent infrastructure – it all fits like a glove. The typical "Berlin mix" of living and working: here, it's a reality.
24 condominiums of First Home's housing project are already occupied. The opening of Adlershof's student village at the beginning of the 2014/15 winter term with students moving into the 380 student flats will mark the go-ahead for communal life. A total of 1,400 living units are being created, including rental and owner-occupied flats, apartments as well as terraced houses. By ensuring that the majority of the apartments will be for rent, municipal housing associations and housing cooperatives act in accordance with the site-specific requirement of creat-ing more affordable living space in Berlin.
With local supply facilities already existing, Adlershof residents will be well accomodated with delis, beverage shops, discount supermarkets, organic wholefood shops, bakeries, cafés, gyms, medical centres and pharmacies. At the student village, a bilingual Montessori-oriented daycare facility for 30 kids between the ages of 1 and 6 years will make sure that even the youngest are taken care of.
A successful project, "Wohnen am Campus" will be pioneering. In order to clear the path for approximately 250 further apartments, the state of Berlin is about to obtain a change of the development plan for two construction sites north of the octogon.
