One of Berlin’s Most Exciting Business Locations
Adlershof from the point of view of the property developer immexa
One of the guiding principles of immobilien-experten-ag. – or immexa for short – reads as follows: „As a property developer, one would actually need prophetic powers in order to be successful.“ Entrepreneurial business developers should always look into the future, identify trends in good time, assess the market and, above all, ask themselves the question: How will a property that‘s being planned and constructed today be used commercially in 10, 20 or more years from now?
Looking back on nearly 50 years of active life in the field of real estate development, immexa founder Rolf Lechner is one of Berlin’s most experienced representative in the industry, having started to dedicate himself to the location of Adlershof as early as ten or more years ago. Business succession was initiated when Lechner’s daughter Mareike, by now a board member, entered the company in 2011, ini-tialising the expansion of immexa’s activities in Adlershof.
Here, three major real estate projects are currently being developed by immexa: at the western “entrance” to the technology park, the campus for industry and technology “Am Oktogon” is created on a property of roughly 55,000 square metres located directly on Rudower Chaussee not far from the urban motorway exit. Having successfully completed the State of Berlin’s proposal proceedings in the summer of 2016, immexa is furthermore developing two new projects for the 23,600 square metres construction site “Baufeld 1166”: the modern conference and congress hotel “Campus-Hotel Adlershof” and the future-oriented office complex “OfficeLab-Campus Adlershof”. All in all, the three projects will cover a gross floor area (GFA) of more than 140,000 square metres.
However, immexa has also been active elsewhere in Adlershof: after a construction period of no more than 11 months, Phoenix Contact Cyber Security AG, a provider of network security appliances operating worldwide, were handed over their new headquarters in the autumn of 2016. Moreover, immexa’s subsidiary First Home Wohnbau GmbH had completed the first new apartment building of the „Wohnen am Campus“ development as early as summer 2014.
While back in the days, aviation history was made at Adlershof’s Johannisthal airfield, today – and possibly even more so in the future – economic and hightech history is in the making. From immexa’s point of view, Adlershof has become one of Berlin’s most exciting business locations thanks to the synergies generated by the unique local combination of research, teaching, and industry.
